A public adjuster and an attorney do different jobs

Dolphin Claims is a public adjusting firm, not a law firm. Under Florida law (FS 626.854) a public adjuster may not give legal advice or represent you in court. What we do is the claim itself: we inspect the property, document every item of damage, prepare a line-by-line estimate, and negotiate the amount of your loss with the insurance company — including through appraisal. Most claims never need a lawsuit. When an insurer denies a claim or won't pay a fair amount and you decide to involve an attorney, the claim file we've built becomes the evidence your attorney works from, and we keep handling the adjusting side.

What we do when a claim may end up in court

We build the file an attorney needs: dated photos and video, moisture readings, a full repair estimate, the policy language that applies, and every letter exchanged with the insurer. A complete, organized file is what lets a claim be resolved — whether that happens in negotiation, appraisal, or with your attorney's help.

How a public adjuster and an attorney work together

You hire each professional separately, and each has a separate agreement with you. The attorney handles the legal strategy and any court filings; we handle the inspection, estimate and claim documentation. Several of our case studies settled after the policyholder's attorney used our claim file — see our case studies.

Denied is not done

Joe's own hurricane claim was denied despite timestamped video. Here's what a reopened claim looks like.

Game 5: The denial letter

Sometimes a denial is a bet that you'll go away. The letter looks final. It isn't.

Frequently Asked Questions

Can a public adjuster file a lawsuit for me?▾

No. Only a licensed attorney can file suit or give you legal advice. A public adjuster documents, values and negotiates your property claim. If your claim needs litigation, you hire an attorney, and we can share our claim file with them at your direction.

Do I need a lawyer or a public adjuster?▾

It depends on the dispute. If the disagreement is about how much damage there is or what it costs to repair, that is a public adjuster's work, often resolved by negotiation or appraisal. If the insurer is denying coverage, or you're considering a lawsuit, talk to an attorney. See public adjuster vs. attorney.

Will hiring a public adjuster make my fee higher if the claim is litigated?▾

No. Florida law does not allow a public adjuster to charge a higher percentage because a claim is litigated (FS 626.854).
